French Investment Property

While anyone buying a French property is buying a French Investment property, here we concentrate on those looking at buying French property for sale purely as French Investment property, not pleasure.

Your aim in finding French Investment property is likely to be one of the following:

  • to build a portfolio of French Investment property to rent out
  • to build a portfolio of French Investment property to sell on as soon as possible
  • to build a portfolio of French Investment property to rent out and sell in the long term

When building a portfolio, the location of French Investment property is often the most important factor in long term value. The location of French Investment property is extremely important.
The value of French Investment property is primarily determined by its location. Front line beach and golf properties will always fetch more than French Investment property in a less prime position.

If you are buying for investment is annual rental income more important than annual capital growth?
If you are buying for investment, how many years are you intending to own the property before you sell it.

Leaseback is becoming an increasingly popular and tax efficient way to buy a French Investment property.

For over 20 years the French government has encouraged the building of more holiday accomodation through the leaseback scheme, and it can be a good French investment property.

Most commonly found on the South coast, in the Alps and as Golf resorts,
with leaseback French Investment property you buy a property, and lease it back to a management company. They guarantee a certain % return on your investment in rental income. These management are usually 'Blue Chip' companies, and your French investment property is protected by bank guarantees. You have none of the hassle of letting the property, and you can use it for an agreed number of weeks a year.
But your French investment property will be managed and furnished by the management company- it will not feel like yours if you use it.The guaranteed rental income will be higher if you do not opt to use the property- and just see it as a French investment property.
